    Buying Process Explained:
    Once you have chosen your desired plot and type of building a reservation fee of 2000 EUR is needed to secure your purchase.
    The next step will involve a contract being drafted between you and the development company.
    It will then be necessary to set up a Bulgarian Ltd company, which will own the land and the property on your behalf. Under current Bulgarian law foreigners cannot own land personally, the only legal way is to own a Limited company which owns the land and property on your behalf. You will be the sole director and owner of this company and as such the property rights are completely under your control. The cost for this process is 700 EUR one off fee.
    On the completion of the company’s formation and signing of the contract the following payment plan will begin:
    30% payable upon singing of the preliminary agreement
    30% payable upon completion of the foundations
    30% payable upon completion of the roof
    10% less the reservation fee of EUR 2,000 - before transferring of ownership
    After paying the first 30% construction on your villa will begin, the construction time will be approximately 7 months.

    Summary of additional costs attributed to buying a house in Bulgaria:
    • Stamp duty and notary fees 3.5% of the price stated on the title deeds, payable upon completion of the house
    • Annual council tax 0.15% of the price on the title deeds
    • Formation capital 2560 EUR. This is not a cost but a sum that needs to be deposited into the company account upon activation, the court must see this balance in the account to approve formation of the company. It can then be withdrawn or put towards the outstanding balance for the house.
    • Annual auditing of accounts 100 EUR. Similar to that of the UK, your Ltd Company will require annual auditing.
    However, as your company will essentially remain dormant with no trading activity just the payment of utility bills etc, the auditing cost is very small.

    Furnishing Options:

    All villas will be finished without kitchens. Options for fully fitted kitchens are available for you to choose from.
    Both the entrance halls and kitchen areas will be finished with terracotta tiling.
    The living and bedroom areas will be finished with laminate flooring.
    All walls will be painted with high grade latex paint.
    There will be a limited color selection from which to choose from for the paint and flooring.
    The bathroom will be finished as a wet room with toilet and sink included. There will be a choice of installing either a bath with shower or a separate shower unit with door and shower tray. There will be a limited selection from which to choose bathroom tiles.
    It will also be possible to organize the installation of additional products such as swimming pools and fire places.
