Expats risking it all in Bulgaria

Brits AbroadBy Ben RichardsonBusiness reporter, BBC News in Sofia Apartment block in downtown SofiaSofia has kept its charms despite years behind the Iron CurtainProperty is a key factor in the march of expat Britons around Europe. But the reality is far removed from the dream of massive returns in former Eastern bloc nations. James Flint is a property developer in Bulgaria who does not mince his words when talking about some of the would-be UK real estate investors jetting in. "The way many of them act, there must be a locker at Heathrow where they check their brains in before boarding a flight," he says over a drink in a worn but prettily European quarter of Sofia. "It's not rocket science, and it's an exciting time, but get it wrong and you will lose money," explains the Birmingham-born 35-year-old who lived in Spain before moving to the Balkans. Signed up Bulgaria is due to join the European Union on 1 January. But while the UK government is preparing to bar entry…

Morgan Stanley looks into Bulgarian infrastructure projects

Ports are on the list of infrastructure projects Morgan Stanley plans to pursue in Bulgaria. The infrastructure unit of international financial group Morgan Stanley is screening opportunities for investment in infrastructure projects in Bulgaria, company sources told Investor.bg on May 12. Morgan Stanley Infrastructure was interested in airports, ports, investments in the energy sector, telecommunications and social infrastructure, among others. According to Markus Hottenrott, executive director and head of Morgan Stanley Infrastructure's European office, the bank was in preliminary talks with a score of local companies, but no deal has been signed to date. Morgan Stanley Infrastructure is generally joining forces with a local partner, strategic or financial, he said. Projects financed under various European schemes were also of interest to the bank, Hottenrott said. Also on May 12, Morgan Stanley announced it generated $4 billion in funds for a global infrastructure fund, which was $1.5…

Greek property invasion in Bansko

Greek buyers are most interested in property in the coastal Varna and Bourgas, as well as the ski resort of Bansko. Over the past two years, Greece has staged a "real onslaught" onto the Bulgarian and other Balkan markets, Greek business newspaper Imerisia reported on May 7. Greek construction companies, mainly from the northern part of the country, have been building large residential, office and retail developments in Albania, Bulgaria, Croatia, Romania and, recently, Macedonia. At the same time, hundreds of individual investors have been buying homes, which they either rent or use for recreation. Despite the recent spike in Bulgaria, Greek buyers still believe local property prices to be affordable, Imerisia said. Greek buyers are most interested in property in the coastal Varna and Bourgas, as well as the ski resort of Bansko. While the price cap for coastal property is 2700 euro a sq m, in mountain resorts it hovers at around 570-590 euro a sq m. Greece is not as keen on…

Bulgarian skies are opening up to more operators and flights

This month's news update for Bulgarian property investors and those contemplating market entry is a mixture of positives and negatives which just further serves to prove what we at ShelterOffshore always preach and that is that those planning a property investment should do their own due diligence before they commit to a particular country, area or even market sector even if the world's media is heralding a country's emerging property market as ‘THE' place to invest! On the one hand there is great news on the accessibility front - Bulgarian skies are opening up to more operators and flights from more nations creating the perfect environment for tourists to come and go and rent out the buy to let investments of those who have already bought in Bulgaria. Then on the other hand there's the news that some of those trying to sell up and leave the market are being offered less for their properties than they paid for them off plan... The good news out this month for Bulgarian property investors…

Sofia Echo Bulgaria State Agency for Tourism says that the number of tourists visiting spa resorts will increase by 75 per cent in the next three or four years. Investors have been working on spa tourism projects for a long time, Kapital daily reported. The regions of Bansko and Razlog have emerged as the most popular among investors.
